In the 9th arrondissement of Paris, an extraordinary construction project is shaking up the Rue Bergère and awakening a sleeping giant of the Belle Époque. In Paris, construction sites bloom like terraces in spring. But at 14 rue Bergère, in the 9tharrondissement, this is no simple renovation - it's a prestige operation, a grand oeuvre. Behind the palisades, BERGÈRE X PARIS, an 1880 building and former headquarters of Comptoir National de Réescompte (the forerunner of BNP Paribas), is undergoing a 100 million euro renaissance. That's all there is to it.

Purchased in 2019 by LaSalle Investment Management, a real estate investment specialist, this 26,000 m2 colossus, listed in the supplementary inventory of historic monuments and nicknamed "îlot Bergère", was already a concentrate of innovation before its time. With its 17-metre-high glass roof, central steam heating and pneumatic mail tubes, the Belle Époque had already understood everything.

But it was time to clean out the moldings and open the windows - literally. Too closed in on itself, the building is now opening up to its neighborhood. More than just a workplace, it will become a true Parisian hub. On the first floor, there will be a restaurant, a bar, a hotel, a coworking space and even a gym... all open to the public. Two levels of gardens will be planted throughout, and on the 6th floor, a unique space called the Parisarium will offer exceptional views over the rooftops and landscapes of Paris. The office becomes a place to live, to pass through and to mingle.

Construction began in 2023 and is scheduled for completion in the first quarter of 2026. In the meantime, heritage enthusiasts and those with an interest in building and civil engineering can take a sneak peek - visits are open by registration with the company, according to Capital. It's an opportunity to get behind the scenes of a heritage facelift that's anything but ordinary.
