After years of stagnation, Montparnasse is finally reaching the pinnacle of its ambitions. A memorandum of understanding adopted by the Paris Council on July 2, 2025, rekindles the renovation of the shopping center and iconic towers of the site, according to Ouest France. The entire Tour Maine-Montparnasse (EITMM) complex is set to transform — and not just a little: glass-covered, lush, and alive. The Ateliers Gaîté, renovated in 2022, had already initiated this renewal, but the rest of the site was still awaiting its turn.

Public access ending: March 31 marks a turning point

The Montparnasse Tower (210 m) will close to the public on March 31, 2026. All occupants will be evacuated in preparation for its transformation. The nearby CIT building (52 m) will commence work this year, expected to last around two years. This phase concludes years of stagnation caused by regulatory, financial, and internal tensions.

A glass tower, hotels, shops… and even a greenhouse!

Designed by Nouvelle AOM (Franklin Azzi, ChartierDalix, Hardel Le Bihan), the project will convert the tower into a glassy structure hosting hotels, retail spaces, and services. At its top, a greenhouse for fruits and vegetables will be built. The shopping center (renovated by Renzo Piano) will be partially dismantled (18%) to create a spacious, open, and green passageway, with work scheduled for 2028, according to BFM. The goal? Reintroduce transparency and light into the ground floor, qualities often missing in this emblematic district.

A neighborhood reimagined… from the plaza to the summit

Nine hectares between Rue de Rennes and Avenue du Maine will undergo a major facelift: the square will be de-mineralized and planted with 1,000 to 2,000 trees. New Haussmann-style buildings will host offices, student housing, shops, and sports terraces. Montparnasse Tower will no longer be just an office skyscraper; it will become a symbol of urban diversity, greenery, and modernity.

An ambitious project funded by the co-owners

The total investment exceeds 600 million euros, financed by the property owners, except for public amenity works. For Mayor Anne Hidalgo, this transformation marks the end of the shopping center’s decline and finally promises a Montparnasse that lives up to its name.
