Renovation of the Montparnasse Tower: Everything You Need to Know About the 2026-2028 Project

Montparnasse is finally shaking off its concrete slumber. The legendary Parisian neighborhood, nestled at the crossroads of the 14th, 15th, and 6th arrondissements, is gearing up for a major transformation with the redevelopment of the Montparnasse Tower and its long-abandoned shopping center.

After years of stagnation, Montparnasse is finally reaching the peak of its potential. A memorandum of understanding approved by the Paris City Council on July 2, 2025, is set to revive the renovation of the shopping center and iconic towers on the site, according to Ouest France. The entire Tour Maine-Montparnasse (EITMM) complex will undergo a major transformation—becoming glazed, lush, and dynamic. The Ateliers Gaîté, renovated in 2022, had kick-started this renewal, but the rest of the site was still waiting its turn.

Public closure: March 31 marks a turning point

The Montparnasse Tower (210 meters high) will close to visitors on March 31, 2026. All tenants will be evacuated to facilitate its transformation. Nearby, the CIT building (52 meters) will begin renovations later this year, expected to last around two years. This development marks the end of years of deadlock caused by regulatory, financial, and internal disagreements.

A glass skyscraper, hotels, shops… and even a greenhouse!

Designed by Nouvelle AOM (Franklin Azzi, ChartierDalix, Hardel Le Bihan), the project will turn the tower into a transparent, glass structure hosting hotels, retail spaces, and services, topped with an urban farm greenhouse for fruits and vegetables. The shopping center (renovated by Renzo Piano) will be partially dismantled (about 18%) to create a walk-through, open, green space. Construction is scheduled for 2028, according to BFM. The goal? To restore transparency and natural light to the ground floor, revitalizing this iconic district.

A neighborhood reimagined… from the plaza to the heights

Nine hectares between Rue de Rennes and Avenue du Maine will be revamped: the plaza will be de-paved and planted with 1,000 to 2,000 trees, and new Haussmann-style buildings will house offices, student housing, shops, and rooftop sports facilities. Montparnasse will cease to be just an office tower—it will become a symbol of urban diversity, greenery, and modernity.

An ambitious project backed by property owners

The total investment exceeds 600 million euros, mainly funded by the property owners, aside from public infrastructure improvements. For Mayor Anne Hidalgo, this transformation signals an end to the decline of the shopping center and finally elevates Montparnasse to match its name.

Montparnasse is being reborn, from the skyline to the street level, and the tower is set to shine anew… transparent, green, and full of life!
